Short answer
In short: put money into the decisions that are permanent or disruptive to revisit, and economise on the ones that are not. The order below is the one we would use on our own house.
A priority order that holds on most projects
- 011. Installation and making goodSealing, perimeter insulation, correct fixing and tidy reveals. No product recovers from a poor fit.
- 022. Frame systemThe system determines sightlines, achievable sizes, hardware options and thermal performance. It is the one thing you cannot upgrade in place.
- 033. Opening configurationWhere sashes open, how doors are split and what stays fixed. Free to get right at design stage, expensive afterwards.
- 044. GlassSolar control and acoustic specification on the elevations that need it, rather than uniformly everywhere.
- 055. Thresholds and interfacesLevel thresholds, cill details and how glazing meets floors and render. Small lines on a quotation, large effect on the finished building.
- 066. HardwareWorth an upgrade on doors and frequently used windows; less critical on fixed or rarely opened units.
- 077. Colour and finish detailDual colours, special RAL references and woodgrains. Genuinely worthwhile, but after the above.
Spend unevenly across the house
Most houses have one or two elevations that carry the architecture and several that simply need to work. Concentrating specification on the elevations that are seen, and on the rooms that are lived in, usually produces a better result than spreading the same money evenly.
