We built a garden room glazed on three sides near Keswick, and it is a fair summary of what the North Lakes ask for: as much of the fells as the site will give you.
Keswick is the northern capital of the Lake District: a compact Victorian town of slate terraces and guest houses sitting between Derwentwater and Skiddaw, with Borrowdale, Bassenthwaite, Braithwaite and Portinscale in its orbit. The scenery is exceptional in almost every direction, and the demand for glazing that captures it is correspondingly high.
We completed a three-sided garden room with black bifolds near Keswick — a project that came about precisely because the view could not be served by a single elevation. That is a common condition in the North Lakes, where a property may look onto fells on two or three sides at once.
Keswick sits inside the National Park, with a conservation area over much of the town centre, so the visible frontages tend to follow a more traditional line while the garden side carries the contemporary work.
Keswick and North Lakes property character
The town is largely Victorian: grey slate terraces and semi-detached villas built for the tourist trade, with bay windows, sash openings and a consistent street rhythm. Beyond the town, Borrowdale and the Bassenthwaite fringe hold traditional Lakeland farmhouses, converted barns and a number of substantial detached houses with outstanding outlooks.

Glazing for more than one view
Where a property has fell views on two or three sides, the design question becomes which view to prioritise and where the structure can be pushed out of the way. Corner glazing, structural posts kept to a minimum, and garden rooms glazed on multiple elevations are all more common here than elsewhere in our working area — and all need resolving with the structural engineer early.
Planning in Keswick and the North Lakes
Keswick is inside the Lake District National Park, and much of the town centre is a conservation area with listed buildings throughout. Borrowdale and the surrounding valleys sit in highly sensitive landscape settings. The Park Authority determines applications in all of these areas, and permitted development rights are more restricted than outside the Park.
