Kendal is limestone country, and the grey stone here calls for a very different palette from the red sandstone forty minutes north.
Kendal — the Auld Grey Town — is built from a pale grey limestone that behaves quite differently from the sandstone of the Eden Valley. Cool greys, blacks and anthracite that can look harsh in Penrith often sit comfortably here, and the contemporary aluminium work we do in South Lakeland tends to be bolder as a result.
The town itself is dense: limestone townhouses and yards running off Highgate and Stricklandgate, Victorian terraces on the hillsides, and larger detached properties spreading towards Kirkbie Kendal, Burneside and Natland. Beyond the town, South Lakeland covers Milnthorpe, Levens, Crosthwaite, the Lyth Valley and the Cartmel peninsula — a mix of farmhouses, converted barns and substantial detached houses, many being comprehensively remodelled.
Kendal sits just outside the Lake District National Park, though parts of the surrounding district fall inside it, so the planning position needs checking rather than assuming.
Kendal and South Lakeland property character
Limestone and slate dominate. In town the pattern is tightly packed townhouses and terraces with modest openings and a strong vertical rhythm; outside it, the detached and farmhouse stock has thicker walls, deeper reveals and much more scope for large garden-facing glazing. The Cartmel and Lyth Valley properties in particular often combine a protected front elevation with an entirely reworked rear.

Grey limestone is a far more forgiving backdrop than red sandstone. Anthracite and true black read as crisp rather than heavy against it, and they pair well with the slate roofs that dominate the town. Where a softer result is wanted — particularly on rendered or whitewashed properties in the surrounding villages — heritage creams, greens and off-whites work well.
Planning in Kendal and South Lakeland
Kendal is administered by Westmorland and Furness Council, and the town has a substantial conservation area covering the historic core and yards, with many listed buildings within it. Parts of South Lakeland — including areas towards Windermere, Staveley and the Lyth Valley — fall inside the Lake District National Park, where the Park Authority determines applications instead. Which side of the boundary a property sits on makes a real difference.
