Ullswater is the nearest of the major lakes to our base, and the valley running from Pooley Bridge to Glenridding is a regular working route for us.
Ullswater runs from the gentle farmland around Pooley Bridge at its northern end to the steep fell country at Glenridding and Patterdale in the south, and the character of the properties changes markedly along its length. The north end is open and comparatively sheltered; the southern end is enclosed, dramatic and considerably more exposed.
For us it is the closest of the major lakes — Pooley Bridge is around half an hour from Appleby — which means Ullswater projects are logistically straightforward in a way that the western valleys are not. Much of the work here is whole-house replacement on lakeside and valley houses, plus conversions and extensions on the farmsteads along the Eamont and Goldrill valleys.
Almost all of the lake and its surroundings sit inside the National Park, and flood history at Pooley Bridge and Glenridding is a real consideration for ground-floor detailing on some properties.
North end and south end are different briefs
At the northern end around Pooley Bridge, Tirril and Dacre the landscape is softer, the properties more often sandstone or rendered, and the outlook long and open across the water. At the southern end around Glenridding, Patterdale and Hartsop, the fells close in, the stock is harder Lakeland stone, and exposure and light levels both change the specification.

Lakeside and valley-floor considerations
Both Pooley Bridge and Glenridding have experienced serious flooding within recent memory, and on valley-floor properties that has changed how owners think about ground-floor construction, thresholds and door specification. It is worth raising directly rather than leaving unsaid, because it influences door selection and threshold detailing more than it does the windows above.
Planning around Ullswater
The lake and its valleys sit inside the Lake District National Park, so the Park Authority determines applications. Conservation areas cover parts of the settlements, and listed buildings are present throughout the valley. Some properties at the very northern end sit outside the boundary, where Westmorland and Furness Council applies instead — worth confirming rather than assuming.
