What Affects the Cost of Premium Glazing
Two homes with the same number of windows can end up on very different invoices. Here is what genuinely moves the price, and what does not.

Glazing for a self-build typically runs £60,000–£150,000 across the whole house, and getting the sequencing right with your build programme matters as much as the number itself.
A self build gives you far more control over glazing specification than a renovation, since every opening is designed from scratch rather than fitted into an existing wall. That freedom is also why self-build glazing budgets vary so widely: as a guide, £60,000–£150,000 across the whole house is realistic, but a highly glazed contemporary design with large sliding doors and multiple rooflights can exceed that range considerably.
This guide focuses on how to plan a self-build glazing budget as part of the wider build programme, since glazing decisions on a new build need to be made much earlier than most people expect.
Self builds tend to specify larger openings, more glazed doors, and a higher proportion of aluminium than a typical renovation, simply because the architecture is often designed around maximising glass and light from the outset. It is also common to specify triple glazing throughout to achieve a very low U-value for the whole building, which adds roughly 10–20% over double glazing across every opening in the house rather than selectively on one or two elevations.
| Element | Rough share of glazing budget |
|---|---|
| Windows throughout the house | Roughly a third to a half |
| Principal sliding or bifold doors | Significant single line item |
| Rooflights | Variable, depends on design |
| Entrance and secondary doors | Smaller but consistent line item |
Self builds are also where energy performance ambitions often exceed the regulatory minimum. New dwellings are subject to Part L requirements, and many self-builders choose to go further, specifying triple glazing throughout to bring the whole-house U-value down and reduce heating demand. This is a legitimate and often worthwhile ambition, but it should be budgeted deliberately rather than assumed to be a small addition, since it applies across every opening rather than just one or two.
As with any self-build cost line, it is sensible to build a contingency into a glazing budget, since bespoke sizes, structural revisions during the build, and colour or hardware upgrades decided partway through the project are common. A contingency of around 10% on top of your initial glazing budget is a reasonable starting point.

Extensions with substantial glazing, such as a sliding door and a rooflight, typically run £40,000–£100,000 for the glazing package within the wider build.

Triple glazing typically adds roughly 10–20% over an equivalent high-performance double-glazed unit. Whether it is worth it depends on the elevation, the room and your priorities.

A new build has none of the constraints of a period property. That freedom needs a clear glazing strategy, or the elevation ends up busy rather than bold.
